baanlilxz was established in 2011 by the Srisuwan family, who had spent years caring for ageing relatives and noticed something missing in the landscape of senior living in Chiang Mai. What existed were either large impersonal care facilities or nothing at all. They wanted to offer something between the two — a real home, sized for community, staffed by people who understood that unhurried attentiveness matters more than clinical efficiency.
The property on Nimman Soi 9 was chosen for its generous grounds, its mature trees, and its position in a neighbourhood where daily life — markets, temples, parks — unfolds at a human pace. The lotus garden at the heart of the property was planted in the first year, and it has become something of an emblem of the house: rooted, unhurried, and quietly beautiful.
Today, baanlilxz accommodates a small number of residents at a time — a deliberate choice, so that every person living here is known by name, by preference, and by character. That familiarity is not a policy; it is simply how a real home works.

What We Are Not
baanlilxz is a non-medical residential boarding house. We do not employ nurses or provide clinical care. Residents who require ongoing medical attention are assisted in connecting with local healthcare providers in Chiang Mai.

Khun Siriwan
House Director
One of the founding family members, Siriwan oversees the daily rhythm of the house and maintains close relationships with all residents and their families. She has been here since the first day.
Nattapong Phromkul
Head of Resident Activities
Nattapong coordinates the activity schedule — from morning garden stretches to temple outings — and has a particular talent for drawing quieter residents into the life of the house.
Wipada Chantharasak
Kitchen & Nutrition Lead
Wipada has managed the kitchen at baanlilxz for over eight years and sources ingredients from Chiang Mai's morning markets. She adapts menus to residents' dietary preferences with care and imagination.
Standards we hold ourselves to
Food Quality & Safety
All meals are prepared fresh on the day, using seasonal local produce from Chiang Mai markets. Kitchen hygiene standards align with Thai Food & Drug Administration guidelines. Ingredients are checked on arrival and stored appropriately.
Housekeeping Consistency
Rooms are cleaned each morning and common spaces throughout the day. Linen is laundered on a fixed rotation. We follow a written housekeeping protocol that every member of staff is trained to and checked against regularly.
Safety & Premises
The property is single-storey, with even pathways and well-lit corridors. Emergency contact numbers are posted throughout the house. All exits are clearly marked and accessible. Staff receive basic first-aid refreshers each year.
Privacy & Personal Dignity
Resident information is held confidentially and shared with family members according to the preferences documented at move-in. Staff are trained to knock before entering rooms and to respect personal boundaries at all times.
Communication with Families
Families receive quarterly written updates (for All-Inclusive residents) and are welcome to call or visit at any time during open hours. We believe families should always feel informed and at ease.
Grounds Maintenance
The lotus garden and surrounding grounds are tended regularly. We prioritise natural landscaping using Thai native plants, keeping the outdoor spaces calm, navigable, and genuinely pleasant to spend time in.
