1. Definitions
In these Terms and Conditions, the following words carry the meanings set out below:
- "baanlilxz" / "We" / "Us" / "Our" — refers to the residential boarding house operating at 47/3 Nimman Soi 9, Suthep, Mueang Chiang Mai, Chiang Mai 50200, Thailand.
- "Resident" — any individual who has entered into a residency agreement with baanlilxz.
- "Family Member / Authorised Contact" — a person designated by the resident to act on their behalf or to receive communications from baanlilxz.
- "Services" — the accommodation, meals, housekeeping, activities, and support provided by baanlilxz as described in the relevant room option.
- "Agreement" — the residency agreement entered into between baanlilxz and the resident, incorporating these Terms and Conditions.
- "Website" — the website operated by baanlilxz at https://baanlilxz.biz and all pages within it.
2. Acceptance of These Terms
By using our website, submitting an enquiry, or entering into a residency arrangement with baanlilxz, you agree to be bound by these Terms and Conditions. If you do not agree with any part of these terms, you should not proceed with your enquiry or residency.
All residents must be 18 years of age or older. Residency arrangements entered into on behalf of a resident by a family member or authorised representative carry the same obligations as those entered into by the resident directly, and the representative warrants that they have the authority to act on the resident's behalf.
3. Description of Services
baanlilxz is a non-medical residential boarding house providing accommodation, meals, housekeeping, and community life for elderly individuals. We do not provide nursing care, clinical services, or medical treatment of any kind. Residents who require ongoing medical attention are responsible for arranging appropriate healthcare independently.
The specific services included in each room option — Shared Garden Room, Private Standard Room, and All-Inclusive Monthly Residence — are described on our Solutions page and in the individual residency agreement. Services are available to residents during the hours specified in the house guidelines provided at the time of move-in.
baanlilxz reserves the right to make reasonable adjustments to activities, menus, and house routines without prior notice, provided that the core services included in the agreed room option continue to be delivered.
4. Residency Agreement and Fees
Residency begins on the date agreed between the resident and baanlilxz and documented in the residency agreement. Monthly fees are payable in advance on or before the first day of each calendar month. Payment is accepted by bank transfer in Thai Baht (฿). Fees are quoted on our website inclusive of all services described for the relevant room type — there are no additional charges for use of communal spaces, family visits, or standard activities unless otherwise stated in writing.
Fees may be revised with a minimum of 60 days' written notice to the resident or their authorised contact. A resident who does not wish to accept the revised fee may end their residency under the terms of Section 5 without penalty, provided notice is given before the revised fee comes into effect.
A refundable security deposit equivalent to one month's fee is payable prior to move-in. The deposit is returned within 30 days of the end of residency, less any deductions for damage beyond fair wear and tear.
5. Notice and Termination
Either party may end the residency arrangement by giving 30 days' written notice. Notice must be submitted by email to [email protected] or delivered in writing to the house. Monthly fees continue to accrue through the notice period regardless of whether the resident is physically present.
baanlilxz reserves the right to end a residency with immediate effect where a resident's behaviour causes significant disturbance to other residents or staff, where the resident requires a level of care beyond our non-medical scope, or where fees remain unpaid for more than 30 days. In such cases, we will act with consideration and, where possible, work with families or authorised contacts to ensure a safe transition.
6. Resident Responsibilities
Residents agree to:
- Treat other residents, staff, and visitors with courtesy and respect
- Inform baanlilxz of any changes to dietary or personal support needs
- Not bring into the house items that pose a hazard to others
- Comply with reasonable house guidelines communicated at the time of move-in
- Not use the house's address for commercial purposes without prior written consent
Residents are responsible for the safekeeping of their personal belongings. baanlilxz accepts no liability for loss or damage to personal items unless caused directly by our negligence.

Room availability, fees, and services are subject to change; please confirm current details directly with us before making any decisions.
All content on this website — including text, photographs, and design — is the property of baanlilxz and may not be reproduced without written permission. You are welcome to share links to our pages for personal, non-commercial purposes.
8. Disclaimers
baanlilxz provides residential and hospitality services to elderly individuals. We are not a medical facility and do not offer health advice, clinical assessment, or nursing care. Nothing on our website or in our communications constitutes medical advice. Families and individuals should consult qualified healthcare professionals for medical decisions.
The testimonials and case studies on our website represent individual experiences. We do not suggest that the outcomes described are typical or that any particular result will follow from residency at baanlilxz.
9. Limitation of Liability
To the fullest extent permitted by Thai law, baanlilxz's liability to a resident or their representatives in connection with the residency arrangement shall not exceed the total fees paid by the resident in the three months immediately preceding the event giving rise to the claim.
We are not liable for indirect, consequential, or special losses, including loss of enjoyment or opportunity, except where such limitation is prohibited by law. We are not liable for losses arising from circumstances beyond our reasonable control, including acts of nature, utility failures, or pandemic-related restrictions.
10. Indemnification
Residents and their authorised representatives agree to indemnify baanlilxz against any claims, costs, or damages arising from their own breach of these Terms and Conditions, their misuse of the premises, or their provision of inaccurate information that affects the delivery of services.
11. Dispute Resolution
In the event of a disagreement, we ask that both parties first attempt to resolve the matter through direct conversation. If an informal resolution cannot be reached, the parties agree to pursue mediation in good faith before initiating any formal legal proceedings.
These Terms and Conditions are governed by and construed in accordance with the laws of the Kingdom of Thailand. Any dispute that cannot be resolved informally shall be subject to the exclusive jurisdiction of the courts of Chiang Mai Province.
12. General Provisions
- Entire Agreement: These Terms, together with the individual residency agreement, constitute the full agreement between the parties and supersede all prior communications.
- Severability: If any provision is found to be unenforceable, the remaining provisions continue in full effect.
- Waiver: Failure to enforce any provision does not constitute a waiver of the right to enforce it in future.
- Assignment: Residency agreements are personal and may not be assigned or transferred without our written consent.
- Notices: Formal notices under these Terms should be submitted by email to [email protected] or delivered in writing to our address.
13. Changes to These Terms
We may update these Terms and Conditions from time to time. Changes will be published on this page with a revised date. Current residents will be notified of material changes by email or in writing with reasonable advance notice. Continued residency after the effective date of changes constitutes acceptance of the updated terms.
